WEST VALLEY CITY — A devastating house fire has left one family without a home, but for the Treadways, this is just another hurdle in a year filled with challenges. Despite everything, their gratitude remains unwavering.

It was Monday afternoon when Jesica Treadway received an unexpected notification on her phone.

"I saw a notification on my phone that said your doorbell rang," she recalled.

Moments later, Jesica watched in shock as her husband spoke urgently with their neighbor.

"It was my next-door neighbor talking to my husband, saying, 'What's the code? Your house is on fire,'" she said.

Dennis Treadway was at work, and their next-door neighbor was at the door with a fire extinguisher.

The culprit? Zeke, one of the family's four beloved dogs, had jumped up to grab pizza boxes off the stove — accidentally turning on the burner in the process.

A year of challenges

The fire destroyed their home, which was just weeks away from having a finished basement. However, for the Treadways, this was simply another obstacle in a year full of hardships. One year ago, Dennis Treadway was battling kidney failure and desperately needed a transplant. Jesica Treadway, determined to help, began the process of donating her own kidney.

"I really was just thinking, 'Oh, I'll donate to him,'" she said.

Doctors soon discovered she was not an ideal match for her husband. But rather than giving up, she donated her kidney anyway, helping another patient in need — an act that placed Dennis Treadway on the living donor list. Then, just days before Christmas, the call they had been hoping for finally came.

"On the 20th of December, they called and said, 'We have your kidney,'" Jesica Treadway recalled.

In late January, Dennis Treadway underwent his transplant surgery. The results were life-changing.

"For the first time in years, I feel great," he said.

Finding gratitude in the face of loss

Now, with their home gone and no furniture or clothing left, the Treadways are searching for a place to stay. Despite the hardships, their perspective remains positive.

"I'm thankful for the neighbors that we have. They've all become like family to us over the last five years," Jesica Treadway shared.

Dennis Treadway said they are blessed to have the love of their neighbors.

While news crews walked through the burned-out home with them, the family received another surprise: their school counselor stopped by with a gift bag for a movie night. The Treadways plan to spend the weekend watching films together in their temporary home — a hotel.

The new $855 million medical campus promises to be a life-changer, even lifesaver, for tens of thousands of west-siders.

Dreams of a major life-changing source of health care on the Salt Lake Valley’s west side will turn real Friday afternoon as University of Utah officials and other dignitaries break ground on a new state-of-the-art hospital and medical campus in West Valley City.

In what will be the U.’s first off-campus hospital in its 175-year history and its largest medical facility ever, initial phases of the 800,000-square-foot hospital and supporting medical offices at 3784 South 5600 West are to open around 2028.

The 22-acre health care campus will also be the west side’s first sizable and integrated medical institution of its kind, offering an emergency room, 130 inpatient rooms, 200 exam rooms and substantial support offices for nearly 50 specialties.

Ceremonies celebrating the Friday groundbreaking — with a bevy of U. officials, city leaders and community members who’ve helped guided the hospital’s planning — are slated to start at 3:30 p.m. at West Valley City’s Centennial Park, 5405 W. 3100 South, north of the construction site.

The hospital is seen as a potential turning point in the quality of life, economic prospects and health outcomes for tens of thousands of people living west of Interstate 15, where historic metrics reveal disadvantaged residents in particular as long underserved for hospital care.

The main hospital, medical office building, parking structures and tree-lined campus will cost an estimated $855 million when fully built — sometime in 2029 or beyond — with capacity to one day serve more than 426,000 patients a year.

New renderings released by the U. on the eve of Friday’s launch show two sleekly designed earth-toned mid-rise structures with rectangular surfaces.

Both the primary hospital, with emergency department, and the medical office building feature prominent north-facing facades and are set well back from 5600 West. Around them are substantial low-rise supporting structures to the south and tree-covered grounds buffering the entire site from the street with intermittent green spaces.

Estimates are the hospital’s location — along 5600 West between 3700 South and 3800 South, immediately east of the Mountain View Corridor — could save up to 12 million miles of travel for west-siders, who for generations have otherwise trudged eastward for their major medical needs.

In the works at least since 2022, when the Utah Legislature first began boosting the U.’s ability to borrow in order to fund the project, Friday’s event now heralds an anticipated boon for West Valley City and surrounding communities.

Utah’s second largest city alone expects to see up to 2,000 new jobs created by the massive medical campus, along with a regional economic boost from related commerce.

The new facility is expected to honor members of the well-known Eccles family, longtime philanthropic supporters of the U. and other humanitarian causes. That tribute follows a landmark gift announced in March toward the hospital from the George S. and Dolores Doré Eccles Foundation of $75 million, the largest ever given to Utah’s flagship university.

U. President Taylor Randall has said the West Valley City complex will have “remarkable societal impact” — often citing 10-year differences in the life expectancies of some nearby west-side neighborhoods, compared to counterparts elsewhere in the state.

Randall also said in a statement in May that the Eccles gift was instrumental to “ensuring more west-side communities have the high-quality health care they deserve” and continued the family’s “extraordinary legacy of expanding health care access and education across Utah.”

The University of Utah Hospital on the school’s east-bench campus remains the state’s largest, at about 613 inpatient beds. The U.’s venture westward is part of a broader spate of on-campus construction and notable expansion off campus, with multiple new satellite locations planned across Salt Lake County.

West Valley City’s new campus has been carefully designed with extensive outreach to residents, U. officials have said, to optimize its community focus and benefits. Efforts toward getting the hospital funded, planned and fully designed have run alongside the creation of new U. programs to attract more residents into health care professions.

Construction of this west-side site, however, had lagged due to rising costs.

With Okland Construction as its general contractor, the U. now intends to build the campus over several phases, with a multispecialty outpatient center coming first around 2028. That will offer an emergency department, exam rooms and some specialty care.

Inpatient hospital beds, labor and delivery rooms, and additional surgical facilities are to follow, along with what the U. says will be a retail and specialty pharmacy, gift shop, cafe and coffee shop, wellness spaces, a chapel, and community gathering areas.

Those are to open around 2029, with subsequent phases to follow.

WEST VALLEY CITY, Utah — West Valley City has updated its Moderate Income Housing Plan to align with state requirements, focusing on strategies to increase affordable housing options in the community.

"We have our moderate income housing plan, so that plan is actually required by the state. We select those strategies that are most applicable in our city, and then not only do we have to choose those strategies, we have to implement those strategies," said Steve Pastorik, Community Development Director for West Valley City.

The city council approved updates to the plan Tuesday night, incorporating state code housing strategies.

One key approach involves rezoning properties to allow for higher density housing in strategic locations.

"Considering re-zones to allow for certain properties to allow for more density in certain locations," Pastorik said.

A recent example of this strategy is the former Redwood Drive-in, which was sold last year after 65 years of operation as a theater and swap meet destination. Despite protests from supporters against the closure, the city approved rezoning the property for residential development.

"That was a commercial use where the owner wanted to sell it for residential, and so the city reasoned that to allow for a mix of townhomes and condos," Pastorik said.

The housing challenge extends throughout Salt Lake County, according to Sahil Oberoi, Chief Operating Officer at Utah Community Action, an organization that helps Utahns experiencing poverty.

"To give you a volume in scale of need, we get over 1,200 applications a month for rental assistance, but based on the funding we have, we can only help about 120, so that's 10%," Oberoi said.

Another strategy in West Valley City's updated plan focuses on rehabilitating existing buildings to preserve affordable housing options.

"Listing affordable housing in the city that sometimes is at risk of just kind of falling into disrepair or being converted to something else, so the city has programs that are addressed in our plan that help to keep that housing in the supply," Pastorik said.

These updates are part of a housing plan that residents will see implemented over the next several years, with a focus on increasing overall housing supply.

"Way of addressing affordable housing is by providing more supply, so by rezoning for additional housing, that increases the supply," Pastorik said.

Oberoi agrees with the approach: "I think whatever we can do to expand zoning and whatever we can do to incentivize more affordable housing units, that's definitely needed here in our community."

Nusano, a nuclear technology firm specializing in isotope production, provided this week a preview of new first-of-its kind, 190,000-square-foot facility for media, investors, tech leaders, and invited guests. Alongside the building VIP preview tour, the company announced a significant milestone: the successful enrichment of gadolinium-160 (Gd-160) to 99.2% purity—entirely in-house.

The breakthrough, according to Nusano, underscores the company’s goal of reshoring and scaling the U.S. supply of stable and radioactive isotopes, which are essential for medical diagnostics, cancer therapies, battery technology, and emerging nuclear energy systems.

“Establishing a 100% domestic supply chain for strategic stable isotopes is another significant step toward our mission of empowering innovation,” said CEO Chris Lowe.

“Our proprietary technologies are scaling to ensure a high level of reliability and purity so our customers can grow their operations and stabilize their supply chains,” Lowe added.

Stable isotopes, like Gd-160, are used as feedstock in the production of radioisotopes. In the case of gadolinium, the natural form contains only 21.86% of the desired isotope. Nusano’s ability to enrich it to 99.2% purity “opens the door to high volume, high purity radioisotope manufacturing,” said Lowe.

At the preview tour, Lowe emphasized the broader implications of this milestone. “We can open up more of the periodic table… produce isotopes at scale… very quickly… and at a higher level of purity,” he said. “That is a game changer, because that helps ensure that our supply chain remains right here in West Valley.”

Nusano’s Director of Mechanical Engineering, Austin Yusi Cao, spotlighted the role of infrastructure in supporting this complex operation. “You're standing in really an incredibly well-designed building that we first started designing almost five years ago,” said Cao. “Every single hidden bolt in this building, that 10-ton crane—it’s all built to support the accelerator.” At the heart of the system is Nusano’s proprietary ion source. “What you're seeing is the secret sauce behind our company: creating a cloud of alpha ions that is orders of magnitude more than anyone else in the world today,” said Cao. “That's 100 times more than anyone else on the planet today,” he added. With installation nearing completion, Cao said, “In about two months, you'll see this place come alive with activity and everything installed, signaling a transformative moment for Utah’s economy and global healthcare.”

During the tour, Irina Petrushina, an Applied Physicist at Nusano explained the company's linear accelerator (LINAC), a key component of the company's radioisotope production platform. A LINAC is a device that accelerates charged particles—such as protons or alpha ions—along a straight path using oscillating electric fields. Petrushina likened the process to particles “surfing” on ocean waves. As particles travel through a long metallic structure, known as the drift tube assembly, the oscillating fields give them momentum while the tubes shield them during deceleration phases. Embedded magnets ensure the beam remains focused, directing particles precisely at their targets to initiate nuclear reactions and produce medical isotopes. “This technology, refined since the 1940s, combines proven methods with Nusano’s patented ion source for efficient production,” Petrushina noted. According to Lowe and other company executives, the system will produce over 25 different radioisotopes for cancer diagnostics and treatments starting in 2025.

Nusano’s innovation extends beyond the LINAC and ion source. Its entire production model is designed for scalability and responsiveness—an uncommon trait in nuclear medicine supply chains. “Think of it as an energy source,” said Lowe. “We actually produce that energy in a nice, micro-pulsating fashion… it literally melts like butter on toast.” The company's signature 73-foot linear accelerator—compact compared to legacy systems like California’s mile-long SLAC—is powerful enough to split into 12 separate beams, enabling simultaneous production of 12 different isotopes. “Existing technology has to plan two or three years in advance just to make one product,” Lowe said. “We can produce 12 different products at once.” Lowe hinted that the company could eventually produce “over 40, probably over 50 isotopes,” but emphasized that science is no longer the bottleneck: “It’s simply what the market wants.”

Nusano is also positioning itself as a critical player in the push for domestic isotope production. “Where does most of that material come from? Western China or Russia,” said Lowe. “By creating a domestic supply of stable isotopes, Nusano is improving national security, and enabling scientific innovation.” He highlighted technical limitations of legacy suppliers, particularly those based in Russia. “80% quality was like a home run for the product shipped out of Russia for decades. That’s a distant memory. Now it’s 99.9% or bust.” Nusano plans to continue expanding its stable isotope inventory, particularly for rare earth elements critical to medical and industrial applications.

The new building is built like a bunker encased in thick concrete. Lowe said the new Nusano facility rests on 683 massive pillars that reach 88 feet into the ground and contains an unfathomable “162,000 metric tons of concrete.” He emphasized the building’s structural integrity. “We are geologically stable in a 7.0 earthquake. The whole facility moves as one,” Lowe said. “This is the safest thing I’ve ever come across in my life.” Production of higher-security materials, such as uranium fuel, will take place at a separate location. “We will go make that out in the middle of the desert, behind walls and guns and guards,” said Lowe.

Nusano's factory and separate HQ building are elements of the emerging Medical Innovation Technology (MIT) research campus currently under development in West Valley City near the 201 Expressway and Bangerter Highway – 10 minutes from Salt Lake City International Airport. Envisioned and championed by the Wasatch Group (Salt Lake City), the MIT campus is poised to become a premier hub in Utah for medical manufacturing and innovation.

Lowe agrees. “This capability here has already attracted several other therapeutic or drug companies right here along the street,” he said. “Some of which are announced, and some of which are not announced yet. But they will be next door to us.” In closing, he was emphatic about the long-term significance: “Decades from now, we will look back and say this is the place that it all began.”
