SAN DIEGO AND ENCINITAS, CALIF. — Raintree Partners is investing more than $225 million in the San Diego housing market with the development of three Class A multifamily communities. Totaling 498 units, the properties include Treehouse and Flora + Fauna in San Diego’s Bankers Hill neighborhood and Dos Lunas in Encinitas.
Currently under construction, the eight-story, 115,453-square-foot Treehouse is located at 2525 1st Ave. in San Diego’s Bankers Hill district. The 107-unit community will feature studio, one- and two-bedroom floor plans, a fitness center and sauna, a Zen spa deck and a roof deck with outdoor dining and lounge space with ocean and bay views and an herb garden adjacent to an outdoor kitchen/garden zone. The asset is slated for completion in November. BDE is serving as architect and ECON Construction is serving as contractor.
Flora + Fauna, located at 411 Ivy St. in San Diego’s Bankers Hill, will encompass 115,453 square feet spread across two buildings featuring six levels. The property will offer a sauna, spa and cold plunge, a coworking lounge and a roof deck with ocean and city views. Slated for completion in mid-2026, the community will offer 189 studio, one-, and two-bedroom floor plans, as well as two-bedroom townhomes. W.E. O’Neil Construction is serving as contractor and BDE Architecture is serving as architect.
Slated for completion in 2027, Dos Lunas will bring 202 studio, one-, two- and three-bedroom apartments to Encinitas. The three-building, 260,300-square-foot community will feature an ocean-view roof deck, a pool, spa, cold plunge, sauna and an indoor/outdoor fitness center. AO is serving as architect for the property.
NEW YORK CITY — Ocean West Capital Partners has arranged the foreclosure of 285 Madison Avenue, a 511,000-square-foot office building in Midtown Manhattan. Ocean West represented the mezzanine lender, which was comprised of a consortium of insurance companies based in South Korea. The property owner was not disclosed, but multiple sources, including The New York Business Journal, report that that entity is RFR. The property’s loan fell into maturity default in late 2022 and was subsequently extended to provide time for recovery, but the debt came back into default in late 2024 when the extension expired. Ocean West was brought in at this time to serve as advisor to the mezzanine lenders and evaluate various debt recovery strategies. DLA Piper LLP provided legal representation to the mezzanine lender(s) throughout the process. Newmark managed the Uniform Commercial Code (UCC) auction marketing process, and Daol Asset Management served as the Korean investment advisor for this transaction.
ROCK HILL, S.C. — A joint venture between ShopOne Centers REIT, Pantheon and a global institutional investor has acquired Riverview Commons, a 59,020-square-foot shopping center located in Rock Hill, roughly 15 miles south of Charlotte.

A temporary 12,000-seat stadium for Denver’s first professional women’s soccer team will be built in Centennial, ready for the team’s first two seasons, before the venue transitions into a smaller stadium for the Cherry Creek School District for student athletes and their families, Denver’s National Women’s Soccer League team said Thursday.
On the 43-acre property, southeast of the Denver Broncos’ Dove Valley practice complex in Centennial, the league said it also plans to build a 20,000-square-foot training center for professional women athletes. There will be eight fields total, including the temporary stadium field.
In unveiling its plan, the club said the training facility’s design was catered to female athletes and it aims to “be among the best training facilities in the NWSL,” while prioritizing athlete’s recovery through holistic treatments and state-of-the-art recovery facilities.
“Our partnership with the city of Centennial and the Cherry Creek School District represents the power of sports to unite communities and create opportunity,” Rob Cohen, the club’s controlling owner, said in a statement, calling Centennial the perfect home for the team.
“We’re proud to invest in world-class facilities that will support our athletes, engage students, enhance education, and leave a lasting impact on our community and the region.”
The training center will include hot and cold plunges, a float pod, red-light therapy and a recovery lounge, the team said. It will also have a quiet room dedicated for families, a video analysis center, a dining area and lounge for players and their family, and an elite training area for strength and conditioning.
After the 2027 season, the stadium will be reduced to 4,000 seats and will be used by the school district.
The stadium is estimated to cost between $20 million to $25 million and will be split between the district and soccer club, Ashley Verville, director of communications for the school district said.
The district will fund NWSL facilities by using money from the 2024 voter-approved bond measure. In December, CCSD sold its first issuance of 2024 voter-approved bonds and because of the district’s credit rating, the district generated $46 million of additional funds for bond projects, Verville said.
“A portion of these funds will support this project without impacting any of the 2024 bond projects promised to voters,” she said in an email.
The bond dollars can only be used for capital construction projects and cannot be used to cover the district’s operating expenses, such as increasing teacher pay or reducing class size, she said.
In January, women’s soccer fans across the state celebrated as news broke that Denver was selected as the home for the league’s 16th franchise. The team begins play next March.
The ownership group is paying a record $110 million expansion fee to join the league, Sportico reported. For comparison, teams in Los Angeles, San Diego and Utah paid a $2 million entry fee in 2020-22. The last two teams to join the league — Bay FC in San Jose, Calif. And Boston — paid $53 million in 2023.
The team announced this month plans to build a stadium and venue in Denver near the intersection of Interstate 25 and Broadway for the 2028 season.
The school district will have access to the training fields and stadium, along with a “robust benefits package” for its students, families and communities, including internship opportunities for students in sports management, health and wellness, and other related roles, the league said.
The league will also make a $100,000 donation to the Cherry Creek Schools Foundation and give the district 500 game tickets per season.
Beyond the opportunities for students, the partnership will “maximize taxpayer investment in the district,” Cherry Creek Superintendent Christopher Smith said in a statement.
Populous, a design firm that has designed stadiums around the world, including the London 2012 Olympic Stadium, will lead the performance center and temporary stadium design.
The NWSL started play in 2013 to replace the Women’s Professional Soccer league, which ran from 2007 to 2012. The NWSL started with eight teams.
Each team currently plays 26 teams, from March through November.

Yesterday when we waited at the red arrows, the car behind us honked relentlessly. When we finally turned, the driver behind us pulled up next to us and taunted us with his road rage. The problem seems to be most drivers think they can turn right on the red arrow. The city of centennial is setting both children and drivers up for a catastrophe.”
It doesn’t matter if you are in downtown Denver, the suburbs or anywhere in the state, as I reported in that previous story, Colorado law states when you see a red turn arrow, you are supposed to stop. You treat red turn arrows the same way as you would any red light or stop sign. While it is uncomfortable to listen to honking or experience aggressive behavior from drivers who don’t know you are doing the right thing, you don’t need to let them pressure you into doing the wrong thing.
What I saw when I went out to Arapahoe Road and Colorado Boulevard is that the red arrow for the eastbound to southbound turn came on when a pedestrian activated the crosswalk. As soon as the walk sign came on, the red turn arrow illuminated. When the crosswalk cycle was complete, the yellow flashing arrow came on. It is the same for the right turn from northbound Colorado to eastbound Arapahoe Road —a red arrow when the crosswalk was activated, otherwise, a yellow arrow.
When I talked to the engineering department with the City of Centennial, I was told the prohibitive right was designed to increase pedestrian safety.
“Even though drivers are required to yield to pedestrians who are crossing, unfortunately often do not do so. Also, because this is a very busy school zone area for Newton Middle School and of course for general enhanced pedestrian safety,” the City of Centennial's engineering department said.

What I saw most of the time was the yellow turn arrow indicating that you are allowed to turn right but are supposed to be cautious and watch out and stop for other drivers or people who might be in the crosswalk. At times I saw a green arrow for the eastbound to southbound right turn movement. The city said that green arrow also provides an additional opportunity for right turning drivers to flow through without conflict.
I watched as most drivers handled that yellow arrow by slowing down to a roll and then continuing through the turn. What was disturbing was when the red arrow was illuminated, more often than not, I watched drivers do the same slow roll through the turn. Only a few times did a driver stop for the red arrow and wait for it to turn yellow or green.
“It is illegal to turn right on a red arrow,” Sergeant Jeremiah Gates with Arapahoe County Sheriff’s Office Traffic Safety Unit told me. “If it is just a red ball light then they can turn right but a red arrow is specific, and it is illegal to turn right. It is the same as running a red light.”
When I was watching traffic flow, I saw drivers more often running the red arrow going from northbound Colorado Boulevard to eastbound Arapahoe Road. I asked if the Arapahoe County Sheriff’s Office would step enforcement here. I was told, “It’s tough to work in the winter because there is no place to sit in a car. In the warmer months, it's simple because they can sit on the sidewalk on their motorcycles.”
The City of Centennial has been installing these flashing yellow right turn arrows around the city for the past 18 months and told, me they will continue to do so as the opportunity arises.
“Our hope is that over time as this becomes more and more widespread that drivers will continue to learn to associate the presence of a red arrow for a left or a right turn with an associated potential direct conflict and safety concern,” the City of Centennial said.
I also asked if the city would put up specific signage reminding drivers to treat a red turn arrow like a stop light.
I was told, “Much like licensed drivers are expected to know how to behave relative to Stop signs, speed limit postings, dark traffic signals, and other standard roadway conditions and controls, they should also know how to behave relative to standard traffic signal indications of various colors and types (arrow or ball). We do not install additional signage for these conditions.”
Sergeant Gates added that if anyone encounters a road rage situation like Valerie did, they should be calm and not do anything that would escalate the situation. He said remember the license plate number and call law enforcement to report the interaction. He said if you are stopped for running the red arrow light, the citation is four points and carries a $125 fine.
On a side note, in June 2021, Centennial adopted the Colorado Boulevard Multimodal Corridor Study that will change the way traffic flows along Colorado Boulevard between Orchard and County Line Roads. The study’s recommendation is to ‘right size’ this section of Colorado Boulevard to one lane in each direction while adding a center turn lane. The remaining roadway space will be repurposed for multi-use paths. The city tells me the one-mile stretch south of Arapahoe Road is right now in the design phase.

The Centennial beer maker, which opened in 2016, is set to serve its final pints this Saturday at 5150 E. Arapahoe Road.
“Our lease is up shortly and we have made the difficult decision to close the taproom so that we can focus on selling the equipment and getting everything wrapped up,” owners Chris Reigrut and Chris Garner wrote in a Tuesday Facebook post.
Reigrut was raised in Germany, according to Halfpenny’s website. And Garner’s great-grandfather was a Pennsylvania brewer and distiller who had to shutter his operation during Prohibition.
The two, who have been best friends since high school, started homebrewing nearly two decades before they opened the Centennial spot. Both are engineers, according to their LinkedIn profiles, with Reigrut working for Amazon and Garner for Qwest.
“When we started, our goal was to share our passion for beer, and bring some of the community and togetherness from German gasthauses and English pubs to Centennial,” they wrote in the post. “And we feel like we’ve been successful in that respect.”
The taproom serves six “flagship” brews along with a rotating cast of seasonal specials, per Halfpenny’s website. It offered a handful of food options, along with rotating food trucks.
Patrons could enjoy their beer in one of the space’s three areas: a German-style beer hall with long, communal tables, an American open seating section and a more intimate setting called “The Snug,” its website shows.
Westword reported the taproom was 2,000 square feet at the time Halfpenny opened. The brewery’s total footprint, including production space, is 5,250 square feet, according to the shopping center’s property manager.
