If you’ve wandered down Capitol Boulevard sometime in the past 123 years, you’ve likely noticed the historic Adelmann Building, with its orange turret standing watch over the intersection of Capitol Boulevard and Idaho Street.

The two-story building has been a Boise icon since 1902, when German miner and Civil War veteran Richard Adelmann built it on the intersection’s northeast corner, according to the Idaho Architecture Project. The building is across Idaho from Boise City Hall and catty-corner to the Chase Bank building and JD’s Bodega.

But the building’s storied history could soon face a new future. Colliers, an international commercial real estate firm with an office in Boise, recently listed the “irreplaceable generational asset” for sale for a cool $4.6 million.

Colliers listed it as an investment property, with a net operating income of nearly $234,000 and over 16,000 square feet of rentable space. The building is 100% occupied and has “huge upside with below market rents,” according to a property flier.

According to the flier, market rents in the area are $30 or more per square foot, which is over double the $14.69 per square foot the Adelmann is charging. That gives a future buyer the “opportunity to increase rents over time and remain well below other property rental rates,” according to the flier.

The price also comes with a historic liquor license that would stay with the building, which Colliers said was valued at $170,000, according to the flier. Some 27,000 vehicles pass the building every day.

“The Adelmann Building is a rare, generational investment opportunity in the heart of downtown Boise,” according to the flier. “This high-traffic location serves as a gateway to Boise’s vibrant downtown, surrounded by historic landmarks, boutique shops, renowned restaurants and key cultural destinations.”

Dozens of businesses have called the building home over the years, including Starbucks, Fong’s Tea Garden, Cafe de Paris and Cool Hand Luke’s Steak House, according to the Idaho Architecture Project. Newer businesses have since taken over, including Boise Fry Co., Seoul St. Cafe, Voodoo Cellar, Press and Pony, and Liga, a sports bar.

Capital City Event Center hosts events in two ballrooms on the second floor, including recently hosting DJs and musicians for Treefort Music Festival.

Adelmann fought in the Civil War battles of Antietam and Gettysburg, Idaho Statesman reporter Anna Webb wrote in the Statesman’s 2013 book, “150 Boise Icons,” which celebrated the 150th year of the city founded in 1863.

“He moved to Boise in 1872 and opened a saloon on Main Street,” Webb wrote. “Adelman was a member of the city’s volunteer fire department and staked a mining claim near Idaho City. In 1875, Adelmann married Emma Ostner, daughter of artist Charles Ostner, who carved the statue of George Washington at the Capitol.”

According to the Idaho Architecture Project:

An international sign painting company painted a Stearn’s Motor Car Co. mural on its southeastern brick facade in 2000. The mural was based on an old advertisement for an automobile repair shop owned by Adelmann after he’d arrived in Boise from New York City in 1872 after serving in the Union Army, according to a 2010 publication from the city of Boise’s Planning and Development Services Department and Preservation Idaho.

Adelmann made his fortune in a mining company, the repair shop and Acme Plumbing and Heating Co., according to the publication. Another German immigrant, Fred Wills, joined Adelmann’s business ventures and helped construct the building, originally called the Wills-Adelmann Building.

Boise was named by early 19th-century French Canadian trappers for the tree-lined river (French boisé, “wooded”) that provided relief for travelers crossing the desolate Snake River plain. Following the 1862 gold rush to the Boise River basin, Fort Boise was established (July 4, 1863), and a community developed to provide services for the nearby mines. Its location at the crossroads of the Oregon Trail and the routes to the Boise Basin and Owyhee mines ensured Boise’s early growth, and it became the capital of Idaho in 1864. After 1902 the Boise Irrigation Project built nearby Arrowrock Dam and several other dams on the Boise River to provide the region with water storage and recreational facilities. Agricultural expansion and the growth of a commercial lumber industry contributed to Boise’s rapid growth in the early 20th century. One of the world’s largest construction companies also grew up there.

Construction Set to Begin on New Purpose-Built Mountain Biking Trail in the Boise Foothills

This strategic management approach helps to spread users out, preventing conflict and allowing for all recreators to find an experience tailored to their needs. Additionally, the trail will be constructed wide enough to accommodate users with adaptive mountain bikes.

“As the popularity of the Ridge to Rivers Trail System continues to grow, we are excited to be adding a new opportunity for mountain bikers that not only meets a need but allows us to provide the variety of experiences they seek,” said Ridge to Rivers Trail Manager David Gordon. “We are grateful for the support of the Ridge to Rivers partnership and nearby landowners in these efforts and look forward to opening the new trail this summer.”

This new trail is being designed and built by Integrated Trail LAB out of Bozeman, Montana – a professional contractor specializing in purpose-built mountain bike trails. Construction is expected to begin in mid-April. Please stay out of all closed areas for your own safety during build out.

It’s important to note that once completed, the trail will be designated for downhill mountain bike use only. It is closed to pedestrians and horseback riders, and dogs are not allowed for safety reasons. The trail will be located on land owned by the Bureau of Land Management (BLM) and crosses Highland Livestock and Land Company property, which is made possible due to a revocable easement. Sideshow Trail will be closed annually during the winter months to protect the integrity of the trail tread.

The project is funded by the City of Boise with a budget of approximately $150,000.

Council voted 5-1 to approve a resolution designating the Boise City Flag, the Pride flag and the white organ donor flag as official city flags.

BOISE, Idaho — On Tuesday, Boise City Council members approved a resolution designating three flags, including the Pride flag, as official flags of the City of Trees.

The vote comes amid ongoing tensions between Boise Mayor Lauren McLean and the Idaho Attorney General over a new state law, House Bill 96, which regulates which flags local governments can display.

"A city should be able to put up flags at various times for whatever reason the community might want," community member Patti Raino said, "and this is a community that supports, certainly pride. Has always supported pride."

Hundreds of people showed up to rally in support of the city before the meeting started. About a dozen of those were protestors against the resolution — including Robert Coggins.

"I'm just a native Idahoan," he said. "I feel like I do not have a voice, and this mayor does not let me have a voice. I think [the flag is] exclusionary. It doesn't represent me."

Council President Colin Nash, who sponsored the resolution, said it would help "memorialize" flags the city flies and ensure compliance with state law.

"It's important for us, not only to communicate to any law enforcement that might be interested, but also to the public that we're doing this out of a sense of duty, rather than defiance of the state legislature," Nash said before the vote.

Nash added the flags represent the city's values and responsibilities.

"This is our lawful expression of our dedication to ensuring all members of our community feel seen, respected, and welcome," he said. "I think there is an expectation among the opponents of it, that the government should remain neutral in issues like this. I'm not neutral on defending marginalized neighbors."

The resolution includes not only the Pride flag but also designates the blue City of Boise flag and the white organ donor flag honoring National Donate Life Month as official city flags.

City officials say the resolution acknowledges and formally ratifies that flags flown at Boise City Hall comply with Idaho state law.

The council meeting did not include public testimony on the resolution. During the council discussion, McLean reminded the public in attendance they could not speak after several members of the audience made comments towards the council.

The city announced last week, attorneys from Holland & Hart have volunteered to represent Boise pro bono if any legal action is taken against the city regarding this matter. The volunteer legal team includes Erik Stidham, Jennifer Jensen, Alex Grande and Anne Haws.

BOISE, Idaho — Update: On April 8, after days of community comments, Boise Mayor Lauren McLean announced that they will not move forward with a new flag design. After hearing what the community said, McLean believes Boiseans are passionate about their city, and due to that, she will stick with the existing flag design.

While the rest of the country bites their fingernails in anticipation of the NCAA March Madness Final Four, Boise residents have a different kind of final four to be excited about.

The City of Boise announced the final four flag designs for the upcoming flag redesign. A few months ago, the city accepted input from creative residents who designed future flags for the City of Trees.

Now, residents are asked to help decide which of the final designs will be selected.

“This process has been a truly inspiring celebration of community creativity and civic pride,” Boise Mayor Lauren McLean said. “Each flag design tells a story about who we are as a city. Now, we’re asking the community to choose the flag that best reflects our shared values and identity, a true Boise flag.”

Voting is open now through Friday, April 18, 2025.

The current flag has been flying for more than 35 years. As the city has changed, evolved and grown, so too has the need for a new flag that accurately represents its identity, values and culture.

The citywide search for input was big, with close to 3,000 residents submitting feedback. Nearly 140 local artists submitted original designs, with personal statements attached.

The City of Boise states that a Flag Design Committee has been formed, comprising of residents, civic leaders, elected officials and city staff. This committee has reviewed every submission with thought and care, according to a city news release. The final four designs were released Thursday, April 3.
