A recent report from the Texas-based energy company Payless Power ranked New Braunfels as the No. 1 most barbecue obsessed city in the state. The study analyzed Yelp reviews, affordability and the frequency of online search for all barbecue-related terms. While major metros like Austin, Dallas and San Antonio made the list, it was smaller cities that stole the spotlight, with New Braunfels, Sugar Land and Lewisville earning the top three spots.

New Braunfels topped the rankings for its high number of top-rated barbecue spots on Yelp, outranking small cities like Brownsville, Waco and College Station. Some popular spots, according to Yelp reviews, include long-time favorites Cooper's Old Time Pit Bar-B-Que and Granzin's Bar-B-Q, both with Yelp ratings around 4.5.

While the ratings offer a glimpse into Texas culture, the study only focuses on Texas cities with populations over 100,000, meaning Lockhart, the barbecue capital of Texas — population 15,000 — was not included. However, the study does show various different kinds of barbecue obsessions across the Texas lands.

Based on per capita, Austin ranked as the state's leader for barbecue related search interest, securing the No. 1 spot for queries like "BBQ restaurant near me," "brisket" and "pulled pork." Dallas also ranked in the top three for searches related to "brisket," "ribs" and "pulled pork," while Houston residents were most likely on the search for ribs.

Now, if sheer volume or affordability are you metrics, then this blend of cities and metro areas have you covered. Sugar Land, Pasadena and Pearland topped the list with the most barbecue spots per capita. While, Tyler, San Antonio and Brownsville offered the best budget-friendly barbecue spots.

NEW BRAUNFELS, TEXAS — Oldham Goodwin Group, a Texas-based development, management and brokerage firm, has broken ground on a 150-room hotel in the northeastern San Antonio suburb of New Braunfels. Designed by Niles Bolton Associates, the eight-story, 150,000-square-foot building will be operated under the Springhill Suites by Marriott brand. The site is located along the Guadalupe River, and the hotel will connect to the adjacent 125-room Courtyard by Marriott hotel. Amenities will include a pool, fitness center, business center, meeting rooms, boat docks and an onsite restaurant and bar. Completion is slated for late 2026.

Despite broader economic headwinds, Southern Nevada’s commercial real estate market continues to showcase remarkable resilience – especially in the office sector. The demand for high-quality office space remains strong in the Southwest and Summerlin submarkets, underpinned by a flight to quality and shifting corporate priorities toward top-tier environments.

The bulk of today’s office activity is concentrated along the critical Interstate 215 corridor, stretching from Green Valley to Summerlin parkways. This corridor has become the heartbeat of the region’s office market. However, within this high-demand stretch, the availability of true Class A product (particularly in the Southwest submarket) is diminishing. Small blocks of space are becoming increasingly rare, while sublease opportunities along this corridor are practically nonexistent.

Adding pressure to this is the fact that new construction is largely stalled. Speculative development is not economically feasible with the current market dynamics. Lenders are unwilling to fund projects unless developers can demonstrate significant preleasing commitments, often north of 50 percent. This has been a challenge, as preleasing activity in the broader market remains minimal.

Still, the area has received a few recent high-profile deliveries. These include Downtown Summerlin’s 1700 Pavilion, Phase II of UnCommons and Meridian, Howard Hughes’ new Class A project in Summerlin.

Recent leasing success at mixed-use developments like Downtown Summerlin and UnCommons provide optimism that momentum will continue in desirably located properties.

Meanwhile, Meridian introduces a different design for the Las Vegas office market: a central lobby serving both the East and West buildings, which offers operational flexibility. The West Building is available to accommodate a full-building user, while the East Building is designed for multi-tenant occupancy, with suites starting as small as 3,500 square feet.

Looking ahead, well-located office buildings could become even more valuable. Should the Nevada Legislature pass proposed tax credits aimed at expanding motion picture and television production in the state, Meridian would be centrally located adjacent to new production studios and related retail developments.

As speculative development remains elusive, the scarcity of top-tier office space positions well-located assets to lead the next chapter of Southern Nevada’s office market evolution.

COLLEGE PARK, MD. — Harrison Street and LV Collective have formed a joint venture to develop Rambler College Park, a 1,003-bed student housing project located less than a quarter-mile from the University of Maryland campus in College Park. Completion of the 288-unit, 340,000-square-foot development is slated for fall 2027.

Rambler College Park is designed to provide 13,715 square feet of retail space, including businesses that were previously tenants of Campus Village Shoppes, a shuttered shopping center on the project site.

In addition, LV Collective worked with the Lakeland Civic Association and the Lakeland Community Heritage Project to plan a community center within the development. Plans call for a library and archive to preserve and share the history of the Lakeland community, as well as a flex space to be used for presentations, art galleries and gatherings.

Amenities at the project will include Daydreamer, a coffee shop owned by LV Collective, as well as a second-floor coworking mezzanine, outdoor terrace, hot tub, fitness center, yoga studio and cold plunge.

“This development reflects our commitment to creating environments that go beyond housing — places where students, residents and the community alike can thrive, connect and grow,” says Jonathan Reyes, president of student housing at LV Collective.

Kennedy Wilson provided construction financing. The project team includes WDG Architecture, John Moriarty & Associates as general contractor and Variant Collaborative as interior designer.

Headquartered in Chicago and London, Harrison Street is a global investment management firm. Areas of investment focus include seniors housing, student housing, build-to-rent, healthcare delivery, life sciences and storage real estate.

Since its founding in 2012, Austin, Texas-based real estate investment firm LV Collective has expanded its business to include student housing and multifamily assets in excess of $3.5 billion.

Harrison Street and LV Collective have two other Rambler-branded student housing developments slated for completion in fall 2027 at Purdue University and the University of Michigan.

ST. LOUIS — Northmarq has arranged the sale and financing of the ChenMed primary care medical office building in St. Louis. Northmarq’s Isaiah Harf and David Annett represented both the seller, Atwater Group, and the buyer, Maple Street Management, in the $4.4 million deal. Jada Purchase of Northmarq arranged $2.8 million in permanent fixed-rate financing on behalf of the buyer through a credit union. The 10-year loan features a 30-year amortization schedule. The ChenMed facility was built in 1992 and features a 15,735-square-foot, single-tenant building on 1.3 acres. ChenMed is a primary care medical provider for seniors.

LISLE, ILL. — Greenstone Partners has brokered the $5.4 million sale of 2375 Cabot Drive, a 37,000-square-foot life sciences building in the Chicago suburb of Lisle. The headquarters property is fully leased to the Water Quality Association (WQA), a nonprofit trade organization that serves the residential, commercial and industrial water treatment industry. WQA signed a 12.5-year lease in 2020 that features annual rent escalations between 3 and 4.5 percent. Both the tenant and the landlord collectively invested more than $5 million into the property. Jason St. John of Greenstone represented the seller, a Chicago-based developer and owner, and procured the buyer, an out-of-state private investor.

OTSEGO, MINN. — Kraus-Anderson has broken ground on a new $18.4 million fire and emergency service station for the City of Otsego, a northeast suburb of the Twin Cities. Operations at the two-story, 35,000-square-foot facility are set to begin on Jan. 1, 2027. Wold Architects and Engineers designed the project.

The south side of the facility is designed for emergency response operations and will house six large apparatus bays for fire engines, a dedicated gear contamination area, storm shelter, hose/training tower and training mezzanine to support ongoing firefighter development. The north side of the building is dedicated to firefighter and staff well-being with bunk rooms, quiet rooms, laundry and gear storage, a full kitchen and dayroom, separate kitchenette, fitness center, conference rooms, offices and remote workspaces.

Site development will include new utility infrastructure, drive lanes, public and staff parking areas, snow melt aprons, sidewalks, stormwater management ponds, a screened trash enclosure and landscaping.

IOWA CITY, IOWA — Gantry has secured a $20 million permanent loan to refinance a renovated warehouse located at 2500 Heinz Road in Iowa City. The 346,062-square-foot distribution center is fully leased to Amazon for use as a regional delivery station serving the Cedar Rapids and Iowa City metropolitan areas. The facility occupies a nearly 40-acre site zoned for industrial use with parking, trailer storage and room for expansion. Tony Kaufmann and Joe Foley of Gantry represented the borrower, a private real estate investor. A credit union provided the 10-year, fixed-rate loan, which features partial interest-only payments and no prepayment penalties.

Commitment to Texas Tech: “I committed in January on my junior day. So we had a follow up, and decided to set up an OV time during the summer. And it was really good, man. They really showed me real hospitality while I was down there, and they just gave us a real experience of how it's going to be when I get there. Man, I'm blessed, really, I'm blessed to have such a good program to go to. I know Texas Tech has a lot of people there that's going to make them good, especially with the coaching staff. And I believe in them like I have a belief in it. They have a strong future ahead of them. I want to be part of that plan, man, I want to get in there early on and ball out as a freshman. So that was part of my plan. And they helped me see that dream into a vision.”

Official visit weekend: “Obviously, I mean, the pictures was really good. That was really fun. Get to see the other recruits, get to see some other players there. They're all chopping it up, and we got to talk to the coaches. And honestly, I feel like the best part of it was just the hospitality show to my family. It was a big part on how they treated my little brother and how they treated my mother and my father while we were down there. And just getting to talk to the players and see how their experience at Texas Tech is, and just it just opened my eyes to a whole other place.”

Player host: “Brice Pollock. Me and him chopped it up a little bit, and he's a really cool dude. He's really cool. He was really laid back. He's really chill, like he's the type of person that helps you, but he wants to get you where he is and be successful. So me and him was chopping up me and him could relate on a bunch of stuff, and he was telling me to keep my head down and grind, that I have enough talent and enough strength and enough speed to get down there and start. But I gotta want it. I gotta want it. I gotta just be just as hungry as when I came into my freshman year of high school. So he said just to keep my head down and grind and just stay in the playbook, in the playbook early, early on, and try to just understand, because that's the biggest part most recruits come in that they mess up on.”

Connection with cornerbacks coach Darcel McBath: “Nothing short of a blessing. Man, Coach McBath has been amazing for my recruiting process. He's always been, like, one of the best coaches I've met. Just he's a real stand up, he's real. He's not going to tell you nothing just to tell you. He's not going to tell you ‘Hey, you'll get here and instantly start.’ He's like, ‘Hey, you have a really good chance to start, but you gotta ball out. You gotta, you gotta play your plan. You gotta keep your head down, grind for it.’ And he's a real type of coach, he's not gonna lie to your face. And, man, he's football smart. When I tell you football smart, like, I thought I was football smart, until I met Coach McBath. Man, he knows the game. He knows the game as a cornerback because he played at Tech. He played at Tech, and he balled out there while he was there. The way he has a relationship with me and my parents, and just everything added up. It's just like it's a real connection. I can see him as a father figure when I come there, and he's a person that can watch over me, get me right while I'm down at Tech. So a really big part of my reason I came there is for Coach McBath.”

Relationship with Joey McGuire: “Man, it's really good. He just texted me recently saying ‘Thank you for coming here and trusting our plan.’ And I was like, ‘Coach, thank you, man. Like, what everything that you've done for me and my family means in the world.’ Coach McGuire is the type of dude that you will literally see him every single day, and he will have the same exact reaction. He has 100% energy and always a smile on his face, and that's kind of what stands out. Most coaches, if they have a bad day, he'll let it out on the players. But no, Coach McGuire is the same person every single day. He’ll show up with the energy. Show up for the love of the game and show out. He's the type of person that's always showing the same energy to his players and love just like a family, it's amazing. And we were at this house for a player pool party, and we're all there, and he was showing me around his house, showing his beautiful house. And I was like, man, your house is huge. And he took me out, just me around his house. And I was just like, ‘Bro, I promise I know you are a head football coach, but man, it seemed like you were Batman the way you moving, you got so much, your stuff, your vibe and energy, like your house is crazy.’ He was just showing me everything, and then it was just me and him. We were joking about it, and it was just like, it's a real good connection between me and him, though. Like, I could definitely see myself staying at Tech all four years. Man, that's what's really important to me.”

Recruitment status: “Tech is everything that I need right now. So unless something crazy comes out of nowhere, where me and my parents would have to consider, but as of right now, man, I don't see me going anywhere else. I feel like I'm 100 percent committed to Tech right now. I don't see any place better fit for me.”

Those seeking a mouth-watering, meat-satisfying burger bite this summer can now turn to this booming Texas Hill Country town for all the fixings.

Since the closing of TJ’s Burgers in 2023, New Braunfels residents and burger-enthusiasts continue to remain steadfast on locating the best burger spots in this quaint, small town, according to a recent Facebook post. Here’s three sports locals made sure to praise.

Located in the city’s booming downtown district, Muck & Fuss has offered a wide-range of craft beers and gourmet burgers for those wanting a traditional classic, or open to tasty creations since opening in 2018. Served with a half-pound Wagyu beef patty on a fresh-baked bun from the oldest bakery in New Braunfels, the establishment offers selections for those seeking a traditional All-American classic. But for burger lovers looking to explore a new, creative taste, this place has all you can ask for.

Some unique burger selections include the Aloha, a burger served with grilled pineapple, honey chili sauce, Asian slaw and Japanese mayo; and the Scapegoat that features locally-crafted Goatililicous Farms’ goat cheese, bacon and spicy pepper jelly.

River access in New Braunfels has been closed due to heavy overnight rains flooding the Comal River, officials say.

Comal County and other Central Texas counties are also under a Flood Watch until 7 p.m.

Comal River access closed June 12

What we know:

The City of New Braunfels says that the rains caused an "increased flow of water" to the Comal River, with the flow at more than 1800 cubic feet per second at one point this morning.

For reference, one cubic foot per second is about 7.48 gallons per second, or 448.8 gallons per minute.

The city is also reporting poor water clarity and debris along the riverbanks and at the Tube Chute dam.

Due to this, river access for recreation is closed, and the city plans to reevaluate river conditions on June 13 to determine when it can resume.

Guadalupe River access

The nearby Guadalupe River is flowing at about 800 cfs as of this morning, says the city.

Anyone who chooses to use the Guadalupe for recreation is required to wear a life vest.

They should also be advised of poor water clarity and remain aware and cautious of debris that may not be visible under the water's surface.

Additionally, the Spring Fed Pool at the Landa Park Aquatic Complex will be temporarily closed for Thursday, June 12. However, the rest of the Complex, including the Olympic Pool, will remain open.

Flood Watch

The National Weather Service says the Flood Watch is in effect until 7 p.m. tonight (June 12) and covers much of south central Texas, including these counties:

NWS says that excessive runoff may result in flooding of rivers, creeks, streams and other low-lying and flood-prone locations.

NWS is also warning that any additional rainfall would quickly lead to additional flooding as overnight rains have left the soil saturated.

What you can do:

The NWS advises monitoring later forecasts and being alert for possible flood warnings.

Those in areas prone to flooding should also be prepared to take action should it develop.
